What is commitment typing?
A title commitment is the title company's promise to issue a title insurance policy once certain conditions are met. It tells the buyer, the lender, and the closing team what has to happen before a policy can be issued. Commitment typing turns search and examination results into that document, accurately and in the format your underwriter requires.
What we prepare
Using the search package and examiner's notes your team provides, we type the commitment in your title production software, including:
- Schedule A: the effective date, proposed insured, proposed policy amounts, current vested owner, and legal description.
- Requirements (Schedule B, Part I): items that must be satisfied before the policy can issue, such as payoff and release of existing mortgages, satisfaction of judgments or liens, recording of the deed or mortgage, and any affidavits or documents needed.
- Exceptions (Schedule B, Part II): matters the policy won't cover, such as recorded easements, covenants and restrictions, and taxes not yet due.
Your examiner or title officer stays in charge of the examination and every underwriting decision. We make sure the commitment reflects those decisions exactly: in the right place, in consistent language, with nothing left out.
Our quality check
Every commitment is reviewed before delivery. We check that names match the vesting deed and the order, that proposed policy amounts match the contract or loan, that the legal description carried over correctly, and that each item the examiner noted appears as a requirement or an exception.
